Plans for the Wagner Farms development have been okayed.
At the most recent Naperville City Council meeting, the dais unanimously approved developer Pulte Homes’ plan for three connected neighborhoods and a church to be built on the former farmland.
“As a result of all of the work that’s been occurring for probably a year at this point in time, we ultimately obtained support on this project from staff, we obtained support from NDP, we obtained support from the park district, we have no objection from the school district and we obtained a unanimous recommendation from the planning commission,” said Russ Whitaker, an attorney representing Pulte Homes. “We think we’ve teed this project up very well for city council.”
The subdivision will include 312 homes across the 113-acre site and a new location for The Compass Church. The new facility will replace the current church on 95th Street.
“We’ve generally outgrown the space,” said The Compass Church Executive Pastor Darrell Cloud. “We’re limited in our ability to do programming six to seven days a week like we can at our other locations and so that is why we’re looking for new space.”
Many church members attended the meeting to show their support for the project.
Though commercial space is usually included alongside residential developments of this size, staff said nearby land is already zoned for commercial and there are existing shopping centers with vacant property on Route 59.
As part of the city’s Land-Cash Donation Ordinance with the Naperville Park District, Pulte Homes is required to donate land or funds for park land near the development.
That money will go to the future 95th Street Community Plaza.
“In this case, looking at all the amenities surrounding this development, we didn’t put a pocket park or some other amenity inside this development because there is so much near it,” said Derke Price, attorney for the Naperville Park District. “And for the community in terms of the regional development, this offers a real opportunity for the park district.”
Pulte’s proposal includes a trail leading from the neighborhood into the future plaza.
